Void Management for landlords explained
We’re Just Move In, and we're here to help transition your utilities accounts between tenancies and save money on your bills.
We work in partnership with Alto, the property management software your agency uses to manage their lettings, sales and admin.
What we do is simple: when a property is empty between lets, we ensure energy bills are sent to the right person, for the right dates. Plus, you get a free £15 credit on your first bill. Win-win.
How it works
It's all hands off for you and carried out through your managing agent.
With your permission, your agent will opt your property in.
When the current tenant moves out, the energy supply will be switched to a recommended provider and the account opened under either your name or your agency.
The property will be placed on a Standard Variable Tariff, ensuring fair rates and the possibility to switch away at any point.
When the next tenant moves in, the energy supplier is automatically notified, closing your account and ensuring the new tenant is now responsible for the bills.
Just Move In facilitates the communication between your agency and the energy supplier. Specifically, they will set up and close your account, and support in the event of issues. They do not intervene in billing - bills will be sent directly to the relevant person.

£15 credit
£15 credit is automatically applied to the void account to go towards the first bill.
Fair and no commitment tariff
The property is placed on a Standard Variable Tariff, ensuring you are charged fair rates in line with the Ofgem price cap. It also means you can switch away at any point free of charge, and the next incoming tenant also isn't locked into an unfair contract.
Accurate void periods
We notify the energy supplier of the next incoming tenant, so that your are never charged for more than you should.

The process is quick and simple, all managed directly by agent through Alto’s CRM.

The account and bills can be set up either under your name or your agency, depending on your arrangement.

Due to our long-standing relationship with our energy suppliers we have direct communication with them. This enables us to solve any issues much quicker than with other suppliers.
100% renewable energy
All void energy switches are with one of our 100% renewable energy suppliers to minimise the property's carbon footprint.
Sustainable
We pledge to plant one mangrove tree per home that completes a void energy switch.

We have deep integrations with the national meter databases and their recommended suppliers. This allows us to better locate the meters at properties and results in a completely automatic process.

How do I opt in or out?
Your property needs to meet the following criteria: you have a rental agreement coming to an end, the property will be empty for at least 5 days between lets, and preferably the energy bills are not included within the property's rent.
Is my property eligible for void switching?
You will be placing the property on a Standard Variable Tariff, meaning the rates will be competitive in line with Ofgem’s price cap and you can exit the contract at any point free of charge.
What tariff am I signing up the property to?
No - any property switched will be put onto a Standard Variable Tariff, so incoming tenants are free to switch to any other tariff or provider free of charge.
Are the new tenants locked into an energy contract?
Just Move In will automatically be notified of any changes you make to the end of tenancy in Alto - for example if the move out is cancelled, or the end of tenancy date changes. If you need to cancel the void switch, you can do so via the Property Settings page.
What happens if the void period changes or is no longer happening?
It's all managed automatically by the Just Move In and Alto integration. Any changes your agent makes to the end of tenancy will automatically adjust the void management service, no intervention required from you.
Does this include other utilities such as council tax, water and sewerage?
